Green Home Marketing – Know Your Market for Success

If you are involved in green home marketing, it would be pertinent for you to study up on the X’ers of America. This generation of people, who were born in the years from 1961-1981, is moving into the mainstream marketplace as the Baby Boomers age and retire. This generation is the most educated in American history, and see themselves as America’s clean-up crew. Generally opposed to political correctness, X’ers are politically conservative but socially liberal. More extensive studies on X’ers are available from online searches. Finding out what makes this generation tick can help you market green homes to them.

One marketing technique that is successful with X’ers is to emphasize value, and deliver it. How about using the LEED Green Building Rating system when selling a home? LEED stands for Leadership in Energy and Environmental Design. That sounds exactly like value delivered. If an X’er knows a home has passed or exceeded the LEED standards for certification of a home, he or she would be more likely to pay attention and possibly purchase the home. X’ers want information when making buying decisions. Green home marketing works easily with them, as long as you give them legitimate information.

X’ers want salespeople to be genuine and knowledgeable. They can see through a fake, so be informed when green home marketing to them or you will lose their business. Many X’ers had parents who grew up in the World War II era, so they have had energy efficiency and consciousness drilled into them as children. You don’t have to tell them to turn off lights, water, or waste anything. It is a learned behavior, that’s why buying a green home makes perfect sense to this group of people. When they find out all of the other benefits of purchasing a green home, as in the tax write offs, and loan advantages, it’s as good as sold.
